Why Choose An Agent With a Niche?
True or False. Real estate agents . . . . they’re all the same. Just pick any one to help sell or buy a home.
False.
There are many real estate professionals in the business, but they are NOT all the same. Some are residential sales, some commercial, and then there are those that have a niche. The agents that have a niche specialize in an area that they have an expertise. By expertise, I mean they are knowledgeable in that field and are best qualified to assist in that area.
For instance, my niche is in rural and horse properties and farms. Having over 30 years of experience in many aspects of horses and involved in the horse community, I am quite knowledgeable in this area of expertise. Without the expertise, the property would be marketed to the general consumer, who may not have an interest in a large property, and miss out completely on a buyer that is searching a horse property because they were unaware of the property being on the market.
Niche real estate agents are more familiar with how the property should be priced since they work with properties of that type all the time. Not sure if your property qualifies for that niche? Since they are knowledgeable in that field, using their expertise, they are able inform you whether or not your property has the potential for it.
Real estate professionals with a niche tend to carry listings in their specialty field and work with buyers that are searching for properties in that particular niche area.
So, when either searching for or placing your unique property on the market, consider working with a niche real estate professional. They are better able to assist you with your unique real estate needs.
