During my years of being a real estate agent in Pennsylvania, I have many listing appointments mostly with Sellers of rural and horse properties and farms. I arrive at the appointments well prepared with information and a Market Analysis.
After touring the house and property, I sit down with the Sellers to discuss how I will assist them in selling their property along with the marketing plan. The one area most Sellers are anxious to discuss is the price. What is their house and property worth?
We go over the Market Analysis with the sold comparable properties, after which I suggest a price to list the property based on the report, taking the improvements into consideration. I also show them comparable properties that are currently on the market so they can see how they are priced. This is where sometimes the real discussion takes place.
Some of the Sellers understand about Market Value and pricing the property right in order to sell. Then there are those that want to list it so they have some “wiggle room”, meaning that they would like to list it higher in order to negotiate to a price that the Seller is looking to net from the sale. There may be good reasons for wanting to do this, but, unfortunately, it does not work that way.
In order to sell a property, whether it is a farm, horse property, or a single family home, in Pennsylvania or any other state, the key is to attract Buyers. Pricing the property right will attract Buyers. If the property is priced over market value, there will be less traffic, resulting in less chance of selling. Some Sellers response to that is if someone really likes it, they will be willing to pay the asking price. Not necessarily so.
Buyers do their homework by researching the real estate market. They will check what properties are available, what recently sold, how long properties have been on the market, etc. All this information is available to them giving them a good idea of what the market values are. If the property is over market value, it will be passed by since there are many more comparable properties to choose from.
So Sellers, if selling your property in Pennsylvania, or any other state, keep in mind that pricing it with “wiggle room” is not necessarily a good idea unless you want to keep it on the market for an indefinite amount of time.
