As many of my regular readers know, I am a REALTOR in Pennsylvania with a niche in rural and horse properties and farms.  My expertise is horse properties.

 

What makes me an expert in horse properties?

 

Horses are my passion.  I have over 35 years experience and knowledge in many aspects of horses.  I am well known in the horse community in Eastern Pennsylvania having worked with various horse people, as well as helping in any possible way.

 

Having owned a horse property and horses myself, I am familiar with the needs of fellow horse owners looking to own a horse property.  My experience with horses (boarding, teaching, judging, training, volunteering in many ways at local facilities) has given me the knowledge necessary.  Even if the property is not set up for horses, I am able to tell whether or not the land is horse friendly or farm animal friendly.  Just because it has acreage and is zoned for horses does not mean the property is suitable for horses and farm animals.

 

My horse community involvement also helps those that are selling their horse facilities.  It helps me to reach out to these people to market the properties.  Word gets around the horse community quickly through the grapevine.

 

Everyone in my brokerage works together as a team.  With our connections in the horse community, we are able to reach out to consumers all around the country and internationally.

 

Technology plays a big part in reaching out to the consumers.  Social networking, blogging, and marketing on various horse and farm websites allows me to network and target market.

 

In addition to target marketing, I also network to the general consumer.   I belong to a local chapter of BNI, allowing me to have a team to help me out by referring me to their clients that may have a need for an agent to sell or buy rural or horse property or farm.  Some of my clients are not necessarily searching for a horse property, but for property with acreage to get away from the daily hustle and bustle and enjoy nature.

 

For the buyers that are relocating, they are usually unfamiliar with the area.  I am able to assist them by referring them to service people such as veterinarians, farriers, tack and feed stores, riding trails, lesson stables, etc.

 

Plus I have a list of reputable service people I can refer the property owner to in case they are in need of any other types of services.

 

My passion and knowledge of horses, experience with horses and involvement in the horse community aren’t the only things that add value.  I communicate with my clients regularly, working with them, looking out after their best interests, going the extra mile when needed.  I am there for them, holding their hand during the rough times, educating them through the process so they are aware of what to expect, making suggestions and most of all, being honest.

 

Honesty is the most important item I believe.  I will tell the consumer or my client the truth, not something they want to hear, even if it hurts.  I have walked away from listings because the seller wanted to overprice the property.  Then, later in time, when it did not sell at the inflated price with another agent, I hear back from them, at which time I list it at market value, bringing more traffic and a better chance of getting it SOLD.

 

As you can see, there are many valuable benefits to working with a horse property specialist, that set me apart from other agents, when it comes to buying or selling rural or horse properties or farms.
